An escrow is a financial arrangement where a third party holds and manages funds or assets on behalf of two parties involved in a transaction. Learn More

Money, property, a deed, or a bond put into the custody of a third party for delivery to a grantee only after the fulfillment of the conditions specified.

The principals to the escrow, or agents, will provide the escrow officer with a copy of the purchase contract, deposit and any necessary information for the escrow officer to prepare escrow instructions or supplemental escrow instructions. These instructions reiterate the specific requirements that have been agreed upon in order to close. Upon review and execution by both buyer and seller, the escrow holder will proceed in accordance with the escrow instructions. When all conditions of the escrow are met, the escrow holder will then have all necessary documents recorded and close the escrow. As escrow is a neutral third party, the escrow holder can only operate on written instructions. Therefore, it is important to be concise in instructing the agent and/or escrow holder.

In 2013, Shelly transitioned into business development for the escrow industry, where she has built a reputation for creating strong, lasting relationships with Realtors and lenders. She is passionate about developing meaningful partnerships and providing creative marketing ideas, tools, and resources that help her clients grow their businesses. Her extensive real estate knowledge, combined with her natural flair for marketing, allows her to offer something unique: exceptional escrow service along with a genuine partnership with someone who is truly invested in her clients’ success.

Knowing she gets to be part of one of the biggest milestones in someone’s life is what keeps Jennifer passionate about this industry.

Jenn comes from a big family (she’s an aunt to 21 nieces and nephews!), and at home, she is surrounded by three dogs and an amazing husband, who shares her love for traveling the globe.

Adela Velotta loves closing escrows. With more than 20 years of experience in the escrow industry, she is proud to lead the Escrow Leaders Temecula branch and help buyers and sellers successfully reach the closing table.

Adela began her career as an assistant on a national refinance desk, where she gained valuable experience and built the foundation for a career in escrow. Today, as an experienced Escrow Officer and branch leader, she continues to enjoy guiding clients through each transaction. One of her favorite parts of the job is seeing the excitement of buyers when they officially close on their new home.

Valerie’s 46 years of successfully closing escrows is just the beginning. Since 1980 our business has dealt with 3 major real estate and mortgage slumps. She is one of the true “possibility thinkers” who can bring everyone involved in a real estate transaction together and facilitate a successful closing under the most difficult circumstances. Valerie is skilled and knowledgeable in all aspects of escrow including commercial, residential, income, and in structuring and coordinating 1031 exchanges.

Known in the industry as a wonderful trainer, Valerie has a knack for teaching good escrow practice to anyone willing to learn. Her instincts as a mother to six children have served her well as a supervisor, office manager, and now owner. Her grace and mercy shine through every day whether she is helping one of her employees or a client dealing with the natural stress of buying or selling a home.

Knowledge, experience, and service are great words to describe an escrow officer, but along with possessing all three of those, Valerie combines an attitude of gratitude that comes from her heart and soul.
